Initial Consultation

Our initial meeting will be anything but a mundane overview of the market and what to expect. This is all about you and what’s most important to you. We will dive into what features and amenities you are looking for such as space, view, storage, and parking. We will review neighbourhoods and take a look at your timeline and budget.  If you're unsure about your budget, no worries - I’ll connect you with a fantastic lender who can help.


Home Search

I will diligently search the MLS with your priorities in mind, looking for homes that meet or nearly meet your criteria. I’ll send you an initial list with my notes, and you can add your own notes, removing any that aren’t a good fit and saving those you like. We’ll then decide which ones are worth an in-person tour. As new properties come on the market, I’ll keep you updated, and we’ll continue narrowing down the list together. I may also preview homes on your behalf and provide you with detailed reports.

Offer

Once we find the right home, I’ll reach out to the listing agent to understand the seller’s priorities. This will help us craft an offer that aligns with the seller’s needs while ensuring your needs are met too. We’ll review terms and conditions, which may include financing, inspections, insurance, property disclosure and title review. I’ll guide you through the entire offer process to ensure you feel comfortable. Sometimes, adding a personal letter can make a difference, so I might suggest including one to help the seller feel good about choosing you as the new owner.

Firm Offer

Congratulations! Your offer is accepted, and now we’re under contract. This part of the process involves multiple parties, including lenders, title companies, appraisers, and inspectors. I’ll coordinate everything, keeping your transaction on track and ensuring a smooth process.

Completion, Adjustments and Possession

Hey Home Owner! Once the money and title are exchanged, you may take possession of your new home and move in, depending on the contract terms. I’ll make sure you receive the keys and that everything is as expected at the house.
